CEBU, Philippines — Real estate giant DMCI Homes is entering Cebu’s property market with a significant investment, announcing plans to build over a thousand residential condominium units in the next three to five years.
DMCI Group Chairman Isidro Consunji revealed the company’s Cebu expansion at the recent groundbreaking ceremony for Kalea Heights, its first project in the city. The 4.6-hectare development is located on Good Shepherd Road in Barangay Guadalupe, Cebu City.
During the press launch, Consunji highlighted DMCI’s distinct approach to addressing urban living needs.
“In Cebu, we’ve observed that other developers approach urban lifestyle solutions differently. I believe our approach stands out in terms of value, features, open spaces, and more,” Consunji said.
He noted that DMCI is prepared to meet demand with high-quality vertical village communities at affordable prices.
The P24 billion project is designed to appeal to a diverse market segment, with units at Kalea Heights priced between P5.7 million and P14 million.
The development’s first phase will launch 600 units to meet the rising demand for upscale urban living in Cebu. The 41-story Leia Building will be the first structure to debut, offering a mix of one-, two-, and three-bedroom units with layouts ranging from 29.5 to 88.5 square meters.
DMCI Homes President Alfredo Austria emphasized the company’s careful entry into Cebu’s competitive market, explaining, “We don’t want to simply offer another product like everyone else. We want to provide something distinct, with superior value.”
Kalea Heights will offer residents 3.6 hectares of open space—the largest among Cebu’s condominium developments and DMCI’s projects to date. Divided into four districts—Dawn, Dusk, Summit, and Azure—the site is nearly three times the size of Cebu’s Fuente Osmeña Circle and larger than both the Cebu Provincial Capitol and Mactan Shrine.
Despite entering Cebu’s residential market later than other developers, DMCI remains confident in its unique offerings. Consunji noted, “Yes, just like in Metro Manila, there are many developers here, but we are confident we’re bringing something different.”

Kalea Heights is designed to offer resort-inspired living with amenities that support a balanced lifestyle, including swimming pools, jogging and bike trails, a pet park, an amphitheater, play courts, lounges, a central plaza, and unique “Sky Bridges” connecting the towers.
The four-meter-wide Sky Bridge will lead to an additional 1.5 hectares of roof-deck open space with panoramic 360-degree views of Cebu’s landscape, known as “Sky Parks.” These landscaped roof decks create a peaceful sanctuary with scenic views of mountains, the sea, sunrises, and sunsets.
DMCI Homes has also incorporated its proprietary Lumiventt® Design Technology at Kalea Heights to improve natural light and airflow throughout corridors and individual units, ensuring year-round comfort. The development also reflects DMCI’s commitment to sustainability, with eco-friendly features like a water reuse facility to help reduce reliance on the primary water supply.
Austria noted that Kalea Heights will feature unique services, such as an industry-first RideShare Carpool Program for convenient travel to nearby destinations, and on-site conveniences like a laundry station and convenience store.
