CEBU, Philippines - Aside from venturing into residential and condominium projects, Cebu Landmasters, Inc. (CLI) officially launched its first office building project which is also claimed to be the first green building in Cebu City.
This is also in celebration of the developer’s 10th year of service and expertise in the real estate industry.
Last Thursday, CLI President and Chief Executive Officer Jose Soberano III introduced Park Centrale, a 19-storey office building with one-level basement that is strategically located at Cebu IT Park.
He said that the project was conceptualized to meet the needs of the office market in response to the booming business climate in Cebu City and the robust economic growth in the recent years.
He considered Cebu IT Park as a hub for thriving businesses for both local and global investors.
Accented with glass features, he said that the building is functionally-designed to enhance the holding environment of office locators and tenants.
“This is going to be a fine addition to the growing skyline of Cebu. This is the time that businessmen could invest more on worthwhile resources and contribute further to the employment in the community. With the excellent location, Park Centrale is the business edge they want,†he stated.
Chief operating officer Jose Franco Soberano supported his father’s statements, saying that the company’s new project symbolizes a vote of confidence in the expanding economy in Cebu.
He added that even with such strength, there are still a lot of companies and investors renting out their offices.
He said that CLI intends to empower businessmen by providing them with the option to buy a unit to use it for their own or sell it in the future.
The company has invested an initial capital of P600 million for its flagship office project, Soberano said.
Office units for lease vary from 40 to 900 square meters and are priced at P4 to P90 million. Units that could be bought, on the other hand, range from 40 to 180 square meters with prices at P4 to P20 million.
He cited that construction period will start on April 2013 and is projected to be finished and turned over by December 2014.
Soberano further revealed that CLI aims to open more office projects in the next coming years but shall launch two more residential projects within this year.
Aside from being the only developer to provide its own offices in IT Park, he said that Park Centrale boasts of a premium-designed project integrating green building standards.
Its responsible design primarily benefits the environment and company’s operations as it helps the owner to cut costs with energy-efficiency systems and architecture, natural light ventilation and strong air circulation.
Other design features include its high-ceiling lobby, modern glass exterior, floor-to-ceiling glass windows, flexible condo lay-outs and dedicated mechanical area in provision for business process outsourcing operations.
