Cebu Landmasters lines up major projects for next year

CEBU, Philippines - Apart from its recent topping-off ceremonies of its Base Line Residences project, Cebu Landmasters, Inc. (CLI) has lined up three to four major property developments to be launched next year that serves to be a testimony of the booming real estate market in the locality.

CLI President and Chief Executive Officer Jose Soberano III said that the 2013 pipeline of the company encompasses a combination of vertical, horizontal and office developments in the Cebu community.

He said that the first project which will be introduced in March of next year will be called the Park Central, a 19-storey office building situated at Cebu IT Park.

It will be then followed by mid-rise condominium towards the Salinas drive, catering to the middle-income market segment which includes business process outsourcing executives and managers.

The 1.6-hectare property will house 7 buildings which will be constructed starting on the second half of 2013.

Following the success of its Midori Plains development in Tungkop, Minglanilla that  is currently 95% sold out, the developer also plans to introduce a highland feature of house and lots in a 10-hectare hilltop property in Tunghaan, Minglanilla.

Currently, CLI officially conduced its topping off ceremony yesterday for its 16-storey upscale residential community, the Base Line Residences.

The project is a joint venture of CLI and RIASJAC Corporation with their primary architect, Jose Mari Cañizares, and general contractor, Dakay Construction.

Intended for the middle and high-end segment, the 201-unit project is 98% sold with only 5 units remaining for sale to date.

Its unit sizes vary from 23 to 35 square meters and are priced at P2 to P3.5 million.

Situated at Juana Osmeña Street, Capitol Site, the company attributes the strong market reception to the project’s prime location at the heart of Cebu along with its premium design and on-time delivery.

Cañizares, who is also the vice president of RIASJAC Corporation, said that the strategic location of the project which is accessible to schools, churches, restaurants and hospitals serves as their competitive edge among other condominium projects.

“Aside from the location which is very important for us, Base Line Residences has a unique design with its tropical theme. The center of the building will be the elevator lobby and everything are all glass,” he cited.

The lot area measures a total of 1500 square meters, he said.

With its theme “A Lifetime of Conveniences”, Base Line Residences is envisioned to be a residential area and new attraction in town.

The condo boasts of a spacious retail area and arcade, Base Line complex, swimming pool, fitness gym, tennis court, function rooms, and a 360-degree roof deck.

Soberano, on the other hand, revealed that another joint venture project could be launched in the last quarter of 2013 with the Cañizares family.

“We are still in the working stage. We have a very good relationship with the Cañizares’ family. We are very proud with the Cebuanos’ teamwork and hopefully, it will continue in the future,” he stated. (FREEMAN)
