Vista Land lines up more projects in Cebu for 2013

CEBU, Philippines - By 2013, a national developer aims to continue to invest in Cebu and expand its existing projects given the available space to develop, the booming market and the constant demand for house and lots.

Vista Land & Lifescapes Inc., the country’s largest homebuilder, caters to all income segments in different areas of the province with its well-established brands such as Camella, Crown Asia, Lessandra and Vista Residences.

Camella, Inc., its national brand, caters to the low-cost and affordable housing segment while Crown Asia Properties, Inc. caters to the middle-income market.

Ma. Pamela Gako, Camella-Visayas Operation Head, said that the 2013 pipeline for Cebu includes the expansion of existing property developments and the launching of new projects.

Perceived as the masterplan community in northern Cebu, the 80-hectare property in Talamban with a consolidation of a total of 2000 to 3000 units covers the Camella, Lessandra Miramonte and Riverdale projects.

It is projected to cater more development projects which is planned to have additional 300 units put up by next year.

As the company’s opening salvo for 2013, a 10-hectare project will be launched across the river of the same property which will be called the Camella Trails that will have 500 units.

The developer will also launch its newly-named consolidation project under Camella and Crown Asia which could be possibly called as High Lands.

Vista Residences, Inc., which focuses on the development and sales of residential and commercial condominium units, is eyeing a resort-inspired mid-rise vertical development in Mactan by next year.

Camella will also have another horizontal development in the same area by next year, Gako added.

She also said that another 300 units will be added in Azienda Talisay and additional 500 units in Camella Carcar by 2013.

With several project proposals lined up for next year, she further noted that the company considered Cebu as its major market next to Manila and considered it as the jump-off point to Visayas, Mindanao and international countries.

She added that Vista Land has been the first national developer for house-and-lots rooted in Cebu and the latter as the first regional area outside Manila the company has developed for its real estate venture.

“Camella has been in Cebu for 21 years. Dito pa rin kami. After another project, hindi pwedeng mawalan ng susunod. We will continue to expand and invest here. Cebu is still a booming market. People didn’t want to leave Cebu. Cebuano themselves continue to invest here,” she stated.

Meanwhile, Riverdale is a 15-hectare project under Crown Asia designed to have 200 units and is intended for middle and high-end housing market.

It is a Southern American-inspired project and the first community in Cebu to have around 300 pine trees planted all over the area as its trademark.

It is divided into peak and ridge parts wherein home owners could build their own houses in accordance to their preference while the valley part of Riverdale will house the Crown Asia’s designed units.

Prices at Riverdale range at P3.5 to P6 million while Lessandra units vary from P2 to P3.5 million and Camella houses are priced at P1 to P2 million.

Gako cited that the buyers’ profile in the northern Cebu is primarily composed of Overseas Filipino Workers and locals.

To date, more than 50% of the Riverdale area is already sold of which the peak and ridge parts are considered to be almost sold out since most of the buyers prefer to construct their houses they want it to be.

Gako also encouraged home buyers to go bank financing and even described Pag-ibig as an already open market for real estate clients. (FREEMAN)
