After private firm tie-up execs mark rise of new cop station

CEBU, Philippines – The Mandaue City Police Office Station 2 will soon have a new home after its officials and city government have entered into a usufruct agreement with a private group for the construction of new station in Barangay Bakilid.

PNP and Mandaue City officials signed an agreement with Everjust Realty and Development Corporation yesterday morning.

The signing of the deed of usufruct and groundbreaking ceremony was personally attended by PNP Chief Alan Purisima, Mayor Jonas Cortes and brothers James and Jerry Uy, owners of Everjust.

The said signatories also joined in the lowering and covering of the time capsule.

The soon-to-be new home of Police Station 2 in the city is just located at the corner of A.S. Fortuna Street and Albano Street near the premises of the J Center Mall in Barangay Bakilid which is also owned by the Uy brothers.

The new police station is supposed to be built on an 83-square meter lot, however, it was recently affected by the road widening project in the area and thus, only 55 square meters is left for use. With this, Everjust has decided to build a three-story building housing the said station.

Under the deed of usufruct signed by the Uy brothers, Purisima, Mayor Cortes and Engineer Jomar Ostia, the consultant of J Center Mall, it is provided that Everjust, as part of their civic and social responsibility, has constituted that the said parcel of land and the three-story building has granted a usufructuary right with the city government and the PNP being its grantee.

The usufruct agreement further states that the parcel of land and the building will be of exclusive use by the Police Station 2 and that usufructuary rights are good for 10-year use and that the grantor may immediately take actual possession and exercise ownership of the land and the building without any court order at the moment it will no longer be used as a police station at anytime within the period.

For its undertaking, the grantee undertakes to establish and operate the Police Station 2 90 days after the completion of the building.

The grantor undertakes to provide electrical and water connection and an active telephone line and shall pay for connection fees, while the grantee undertakes to regularly pay for the monthly dues.

Construction of the building will probably take four to five months, according to Engineer Ostia.

The consultants of J Center Mall expect that police could use it by April or May next year.

At present, Police Station 2 is occupying the first floor of the two-story Subangdaku Barangay Hall.
