Modern Living

Century Properties' home of the future

-

MANILA, Philippines - What makes a truly modern home? Top developer Century Properties answers with its latest offering in horizontal development: a home that is aesthetically and essentially func-tional, sustainable in design, and above all, stylishly attuned to the lifestyle constraints of the times.

“The Moderno at Canyon Ranch is our interpretation of the stylish, functional, practical, and eco-friendly home,” explains Century Properties managing director Marco R. Antonio.

Conceptualized by Century with the architectural firm Asya Design Partners, a member of the US Green Building Council, environment-friendly principles are incorporated into every home that takes its inspiration from the minimalist vacation homes of Florida.

Named after the key cities of the “sunshine state” is the Moderno home collection: the 52-sq.m. two-bedroom duplex unit Orlando; the 75-sq.m. three-bedroom Miami; the 95-sq.m. four-bedroom Daytona; and the 105-sq.m. three-bedroom Lauderdale.

Inside the 52-sq.m. Orlando are ideas on how one can maximize space and have minimal impact to the environment.

Antonio adds, “We are building a green home not just because it is a trend, but because it is essential to our lifestyle today. As we face economic challenges, it is but only wise to conserve resources that will, at the same time, allow us to contribute in protecting our environment.”

Energy efficiency

Moderno homes take advantage of light and wind flow through its strategically located windows. This optimized structure produces the best natural ventilation, good indoor air quality, and sufficient illumination, thus reducing electricity consumption.

The use of dimmer switches also contributes to saving energy while simultaneously creating the perfect ambience for every occasion. Electrical outlets and switches are sealed to avoid air infiltration.

Water conservation

The community’s common areas will include rainwater-harvesting features that use collected rainwater and runoffs to recharge underground water supplies. Moderno’s green landscaping will also utilize drip irrigation. This system applies water to the plant root at the same rate that the soil can absorb it, thus reducing excessive water use.

Bathrooms and kitchens in each Moderno home have high-efficiency, dual-flush toilets and low-flow showerheads and faucets to minimize wastage.

Sustainable building materials

The homes are built using either natural or synthetic materials that have minimal or no harmful impact on human health and the environment.

The clubhouse swimming pool

Every Moderno home uses a light-colored insulated roofing system which allows for more efficient cooling by reflecting the summer sun. Anti-mold and mildew tiles are used on the first floors and bathrooms, while renewable bamboo tiles are used on the second floor of every home. Kitchens will also be equipped with cabinets made from renewable materials.

The Moderno indeed reflects a community where “green” represents more than just a color, but a sustainable way of life.

Amenities for friendly neighborhood living

And Century Properties made sure that its Canyon Ranch development will have community-oriented amenities to match.

Canyon Ranch, a 17-hectare gated community within the San Lazaro Leisure Park, was master-planned to allow for more personal interaction among neighbors, mimicking the sense of familiarity that existed in more traditional neighborhoods.

“In a sense, what Canyon Ranch provides is not just a place to come home to but a community to belong to. All of the components of this development were carefully studied to render the comfort of a nurturing community,” relates

The Canyon Ranch Clubhouse has areas for social functions, a covered court for basketball or badminton, a billiards and darts room, a game room with foosball, air hockey and board games; and an adult and children’s swimming pools. Outside, kids can get busy with the RC track while their parents can enjoy the foot massage track. The Village Center, which will house commercial establishments next year, can be the venue for bazaars as it will feature shopping, dining and boutique outlets for residents and visitors.

Residents can get a glimpse of horseracing on select weekends at San Lazaro Leisure Park from one of the highest points of Canyon Ranch.

Racing and gaming enthusiasts will also enjoy the facilities of San Lazaro Leisure Park, home to premiere weekend horseracing and the Casino Filipino.

For the athletic and health-conscious, the Canyon Ranch Clubhouse gym is open daily. The gated community also provides a child-friendly environment where kids can safely ride their bikes, run around, fly their kites or play traditional outdoor games.

With the cool weather, picturesque views and the lush environment of the San Lazaro Leisure Park in Carmona providing a beautiful backdrop, Canyon Ranch replicates the ambiance of charming neighborhoods in California.

And for those who would like to consider having a home and sharing the warm community spirit at Canyon Ranch, several units still await: the 50-sqm, three-bedroom Napa; the 79-sqm three-bedroom Stanford; the 99-sqm, three-bedroom Fremont and the 73-sqm, three-storey home called the Casitas.

Gardens and walking trails can be found within the Canyon Ranch community.

Antonio expains, “When people move in to Canyon Ranch, they will realize that its charm does not only lie in its natural sceneries and cool weather. It is also the comfortable relationship of the people that makes living here an exceptional experience.”
