Seville Residences opens showroom at Greenhills Shopping Center

MANILA, Philippines - Seville Residences — one of the first residential towers to be constructed in the new Ortigas & Co. development, Circulo Verde — recently opened its showroom at Greenhills Shopping Center. Set for turnover in 2014, Seville Residences will have 15 residential floors, two retail floors, and a two-floor podium parking.

Seville is a part of the P15 billion Circulo Verde property development project of Ortigas & Co. phase one of which will continue in 2010.

“We are on time,” says Joey Santos, deputy COO and general manager of Ortigas & Co.’s real estate division. “We are meeting our construction timelines, especially of our first two residential towers Majorca and Ibiza. Ortigas & Co. completed the foundations of these towers last year. Sales have also continued to be very good with Majorca already sold out and Ibiza with a few units left. In 2010, we will continue the first phase of development with two new residential towers.”

The model units shown at Greenhills Shopping Center — a two-bedroom corner unit (69 sq. m) and a three-bedroom split layout (95 sq. m) — have the standard living room, dining area, kitchen, master bedroom, common toilet and bath, and a maid’s room. Two-bedroom units have some extra features like a wrap-around balcony giving an airy living space. Three-bedroom units have provisions for a study and a walk-in closet in the master bedroom to make room for a dozen more shoes.

Seville’s interiors are designed by architect Michelle Manzano-Odulio. Michelle explains, “The two-bedroom units I designed are modern and chic, and with colors like black, red, white, and silver. They’re meant for a younger crowd as opposed to the three-bedroom unit which is more contemporary and sophisticated, fit for a much older market — the reason behind colors like mocha.” Following Circulo Verde’s green theme, she also created the lobby with leaf designs in the ceiling, resin panels, and silver, stainless lines.

Being a development that is labeled “family-centric,” Seville also proves ideal for start-up families, families with young children, and empty nesters. Prices range from P3.7 million to 4.3 million for single bedroom units (without parking), P6.1 million to P6.8 million for two-bedroom units (with parking), and P8.4 million to P9 million (with parking).

Phase one of Circulo Verde would be finished in five years. The whole development is planned to have a total of 15 residential towers upon the completion of all phases, and 70 percent of the land area would be allocated for parks, playgrounds, as well as jogging and biking lanes, with investments amounting to P100 million simply for a green landscape.

Even in the plan’s inception, Ortigas & Co. has made precautions against impending calamities like floods, hence, P350 million will be spent in flood protection technology such as building a retaining wall, which will run one-kilometer on the periphery of Circulo Verde and an eight-meter elevation from the Marikina River.

“Like all Ortigas & Co. developments, we designed Seville Residences in Circulo Verde to be an ideal place for leisure and living — a vibrant mix of residences and greens to ensure the best living conditions for our residents,” adds Joey Santos. “The convenience of condo living is not just about proximity to one’s office or an easy transportation route. A good living space should sit in a place where rest and relaxation becomes trouble-free.”
