Brittany brings the high life

For property developer Brittany Corporation, success is more than just abiding by the “location, location, location” mantra. In fact, its projects on the vertical development front — high-rise condominiums, if you please — are entirely dependent on location and amenities.

Such a combination has produced unprecedented success for Brittany. In less than four years, the home builder has launched and opened vertical developments in the Makati commercial business district, the Fort and Sucat.

This year so far, Brittany has launched groundbreaking ceremonies from different sides of the metropolis. “It has always been about providing homes for various market segments. Brittany takes it upon itself to provide living spaces for all our customers,” said Dada de Guzman, division head for vertical developments of Brittany.

“We have low-cost development in Camella. On the other hand, Crown Asia serves the middle-income segment. Brittany is all about luxury residential communities for our upscale market,” added De Guzman.

Brittany has proven itself a force to be reckoned with in the condominium arena. Areas where Brittany puts up high-rise condominiums take on new lives of their own, injecting a dose of rejuvenated commercial activity in the vicinity.

Thus far, Brittany has broken ground and established key buildings such as Avant at the Fort, the Marfori at Lakefront in Sucat, Mosaic at Greenbelt, and KL Mosaic at Makati.

Avant At The Fort

The newest jewel in the Brittany crown, Avant, is credited with launching green architecture on the local vertical development front. Thoughts of rolling greens carpeting the structure’s landscape may crop up at the mere mention of green architecture, but De Guzman quickly pointed out that there is more to the concept than just plant life. 

“Our concept of green architecture begins with the choice location,” she said. “Avant takes advantage of surrounding shade, protecting the condos from both morning and afternoon sun. Condo living at times dictates high costs of electricity, but since we advocate this concept, we ensured better ventilation in our units.”

Thus, Avant boasts optimum ventilation on opposite ends of the corridor — a rarity among condos in the country. Plus, the elevators do not use air-conditioners. Just pure, natural, free-flowing air. The garden on the 31st floor is open to all unit owners, not just penthouse occupants.

Green architecture continues with the elements of the structure. The glass windows are heat-reflective. Tall and wide picture windows let in more ambient light for greater energy conservation. “Again, you do not have to turn on the lights all the time,” she piped in. “It also helps that these amenities are designed around its location, considered the last remaining prime spot in the area, the Crescent Park West.”

Of course, Avant has also taken into consideration not just the prestige of the location, but also its functionality. As a prime spot, it made its corners more useful by turning in a high-ceiling lobby, a lobby lounge, the free-form pool with sundeck, a fully equipped gym, and three levels of basement parking spaces.

Mosaic At Greenbelt

Opening in December 2010, Mosaic at Greenbelt kicked off condo development in the area. A few steps away from the Greenbelt Mall and the Asian Institute of Management, Mosaic is a joint venture with the Lopez family.

 “What Mosaic is conveying is a higher level of modern-day living,” De Guzman shared. “The lobby itself looks like that of a hotel’s. I think that’s a preview already of what it is like inside.”

The condo’s Club Mosaic is a virtual tanning area while unit owners can take laps at the infinity pool or a dip in the heated whirlpool spa.

 “We wanted to make it as contemporary as we could, providing amenities such as high-speed Wi-Fi connectivity, a fully equipped gym, Jacuzzis, and exemplary ventilation,” she added.

The offerings earned the approval of the market, which bought 70 percent of the property in its first two months alone. Needless to say, Mosaic’s success was just asking for another.

KL Mosaic

The establishment of KL Mosaic aims to duplicate the success of its similarly named predecessor. Soon to rise fronting the Legazpi and Washington SyCip Parks in Legazpi Village, Makati City, KL Mosaic is another joint venture project with the Kalaw-Ledesma family.

With 32 stories, KL Mosaic will distinguish itself by housing its very own gallery called the Biggest Little Room Gallery. Paintings and other artworks from the extensive and prestigious Kalaw-Ledesma collections will highlight the hexagon-shaped building.

It has another element going for it. “We call it Art-chitecture,” De Guzman revealed. “It is a unique style and method of design and construction where art is integrated into the built environment.”

The Marfori At Lakefront In Sucat

True to its commitment of providing the perfect balance of location and amenities, Brittany put up the Marfori, the only high-rise development with a 180-degree view of Laguna de Bay and the Sierra Madre mountains.

“The Marfori is an exceptional mix for condo living,” De Guzman volunteered. “Seventy percent is devoted to open space. Residents get to feel like they belong to a community, even though there will be five Marfori towers rising on the spot.”

Landscaped gardens, walkways, trellises, grilling stations, patios, and playgrounds stand within the development’s hybrid of Old-World, neo-Victorian charm.

“Since it is located in Sucat, it is accessible for those traveling to Makati, Ortigas, or Alabang,” she stated.

With these resoundingly successful ventures, one is tempted to wonder out loud what is next on the Brittany agenda.

“We never expected this kind of reception from the market. Let’s just say breaking new ground — literally and figuratively — encourages us to launch more condos that people will be proud to call home,” De Guzman concluded.
