More vertical projects underway: Developer braces for property market uptick

CEBU, Philippines —  Anticipating the good market appetite for residential properties on Mactan Island, developer Pueblo de Oro Development Corporation (PDO) builds more vertical villages. building house and lot units inside its townscape project in Mactan, PDO will also venture into vertical housing starting October this year.

According to Uy, PDO will launch its mid-rise residential condominium project dubbed Pueblo de Oro Storeys Lapu-Lapu or “Storeys,” inside the 27.4 hectare Townscapes Mactan in Babag, Lapu-Lapu City.

This new project is a four building, six-story condominium that will offer 23.8 square meter studio units with balconies overlooking the Mactan Channel.

“The studio units have been meticulously designed to allow two units to be combined to create a much larger area. Floor plans and special configurations for combined units are available to suit the different needs and lifestyles,” explained Uy.

Storeys will house 450 modern Asian-inspired units. The first building is projected to be completed in the first quarter of 2026. It will have amenities such as a two-story modern clubhouse, a basketball court, a playground with equipment and landscaped gardens.

Townscapes Mactan currently has three residential projects-- 13.5-hectare La Aldea Del Mar, eight-hectare Park Place and the most recent 3.7-hectare Park Place II which was launched in March this year.

Recently, PDO inaugurated the Clubhouse of Park Place II, which has a panoramic view of Cebu City’s skyline and the Cebu-Cordova Link Expressway (CCLEX).

The firm said it is on track to complete the amenities of Park Place II in anticipation of the robust property buying this year, particularly with the completion of CCLEX, which makes access to Cebu City easier and faster.

Plans for an infinity pool is also in the works. It will be delivered by the first half of 2023.

Park Place II offers 194 single-attached housing units, with three bedrooms and a mini office.

Unit prices of this new project are estimated to start at P5.5 million per unit. The regular lot size is 88 square meters with a total floor area of 106.5 square meters.

Uy said the model units of Park Place II have been “carefully designed for functionality and comfortable living experience.” He is also confident of the faster sales take-up given the project’s proximity to the CCLEX bridge.

The Pueblo de Oro Township in Cebu is 700 meters from the CCLEX T-intersection and is an easy 15-minute drive to and from Cebu City.

Moreover, complementing Park Place II is Pueblo de Oro Townsquare – a three level commercial strip due to the start operations by October this year.

Townscapes Mactan is a P1.63 billion township venture. PDO, the real estate arm of the ICCP Group has various projects in Batangas, Pampanga, Cagayan de Oro and Cebu.

Pueblo De Oro, is the developer of several residential communities mostly in Lapu-Lapu City for its Cebu operations, these are; La Aldea Buena Mactan (Timpolok); La Aldea del Rio (Calawisan); La Aldea del Mar (Babag 2); and Park Place (Babag 2).

It is a member of the ICCP Group, a mid-sized conglomerate engaged in two broad lines of businesses—financial services and property development and management.
