Bogo’s latest offering

There is no other way for Bogo City to go, but up. This less-then-a-year-old city now hosts its first high-end subdivision, the Marangog Cove Resort and Residences, a six-hectare real estate development project by Marangog Land Development.

Located in Barangay Marangog, a coastal barangay of the city, two hours from Cebu City, Marangog Cove Resort and Residences is being envisioned as a vacation residence, a retirement village or simply one’s dream haven and second home.

“The core potency of this development project is its location, pristine nature of land and sea provides the perfect environment, unique and distinctively beautiful,” read the statement issued by the developer to The Freeman.

This so-called “pride of Bogo,” being the very first high-end subdivision to rise in its midst, actually boasts of its natural amenities: the blue seawater for swimming, fishing or snorkeling, which is just a walk down from the elevated property; and the famous marine sanctuary of the Capitancillo Island. This island, a renowned dive destination in this part of the province, can actually be seen from the subdivision, as it is right across, a good 15-minute boat ride away.

For the beach lovers, Marangog Cove offers white sandy beaches.

Marangog Cove consists of 56 residential lots, of which some were already sold, measuring an average of 500 square meters per lot, with a 360-degree view of lush greens and blue waters. This covers over 50 percent of the total development.

The project design generously allocates over 40 percent of the development for the basic infrastucture and amenities to pamper the residents – road network, (Main road from entrance to the Clubhouse measures 12 meters wide, minor roads traversing the subdivision blocks, measure 10 meters wide, all concrete pavements); drainage, which is in strict compliance with set standards; electrical connection provided by the local electrification company CEBECO, water system (provided by the local water works company considering substantial supply from established water source in the community, a clubhouse (a 480 square-meter floor area to accommodate socials and provide access to the beach for swimmers, divers and beachcombers, a marina (of which capability extends to the whole sea front of the development.  Right now, this is the only seaside development available in Cebu with a marina capability. Offshore Lease of the development extends beyond the frontage of the cove; two viewing decks (totalling 1,250 sq.m. floor area with a vantage point to sand and sea); parks and playgrounds, which is 4,586 square meters of landscaped area for family outdoor gatherings  and a jogging path (belts the ridge side of the development and offers a whole 760-meter jog along the ocean side. The jogging path is wide enough to accommodate golf carts for residents on wheelchairs).

Also set to rise soon are a hotel with restaurant and bar, a swimming pool, a dive shop, and marina and sea decks.

As for the value of the property, although it targets the upscale clientele, the Marangog Cove lot, according to its developer, is “relatively expensive” compared to those in the city; however, it is “relatively cheap” compared to those in most parts outside Bogo.
