Gokongwei-led RLC Residences (Robinsons Land Corporation) is taking the lead in boosting Cebu’s supply of luxury vertical village developments with the introduction of four-tower Mantawi Residences along Ouano Avenue in Mandaue City.

The first tower of this expansive posh residential and integrated project has 474 residential condominiums units, including four penthouse units, whose prices will range from P15 million to P60 million.

During a press briefing before the project’s grand launching held recently at Nustar Resort and Casino, John Richard B. Sotelo, RLC Residences senior vice president and business unit general manager, said Cebu is ready for this kind of luxury living lifestyle.

Beyond its strategic location, Mantawi Residences also promises spacious living spaces and built-in smart home devices to its residents. The development also offers exclusive and spacious penthouse units with multiple loggias where residents can conveniently appreciate Cebu City’s beautiful skyline.

One of the first upscale developments is also proud to introduce a 1.3-hectare amenity area, where hyper-sized and above-standard facilities will soon be made available. The property is set to feature a variety of landscaped areas, beach-inspired swimming pools, a cascading water wall, a pet park, an outdoor play area, and many more. It will also offer a curated retail experience on the ground floor featuring global brands.

RLC Residences is one of the few giant developers to introduce expensive residential developments in Cebu after the pandemic.

According to Sotelo, Mantawi Residences is one of the company’s biggest projects in the residential segment--in terms of size and investments.

RLC Residences’ existing projects include AmiSa Private Residences and Galleria Residences.

“The amenity area is one of the biggest, if not the biggest, across RLC projects. The beach-inspired swimming pool is something that we’re doing for the first time,” Go said.

While unit prices at Mantawi Residences are a bit higher than their other residential development projects, Sotelo explained that RLC Residences is following where the market is heading.

“We are guided by what the market is telling us… and the market in Cebu is telling us that it’s ready. It’s not just the folks in Cebu who are ready and willing to pay, but also Filipinos who work abroad who are willing to make this investment as long as they can get their money’s worth,” Sotelo noted, mentioning that a penthouse unit, for instance, which costs a little over P60 million, is already sold to a Cebuano buyer.

“Based on what we’re offering in terms of design, location, amenities, and features, I think we kind of hit that ‘sweet spot’ of offering good value for what you’re paying for but still making it affordable for Cebu,” Sotelo said.

The first Mantawi Residences tower will have 310 one-bedroom units (46 sq.m.), 148 two-bedroom units (92 sq.m. and 115 sq.m.), and 12 three-bedroom units (138 sq.m.). There are four penthouse units (207 sq.m.) which will have three bedrooms, a dining area, kitchen, living room, study den, utility room, powder room, and balconies.

Mantawi Residences also has a 1.3-hectare amenity area, which will feature beach-inspired swimming pools, a cascading water wall, a pet park, and an outdoor play area.

“We know the project is investment-worthy since the location speaks for itself. It’s at the heart of the city. The government has a lot of gentrification programs for Mandaue City as well. The economic activities are all in the area,” Go explained.

RLC Residences expects to break ground on Mantawi Residences in the third quarter or early fourth quarter. It targets to turnover of the first tower by the fourth quarter of 2029. “We expect residences to start moving in by December 2029.”

Tentatively, Sotelo said the company plans to start the construction of the second tower a year from now, depending on the takeout performance of the first tower.

Mantawi Residences is RLC Residences’ third project launched this year, after Le Pont Residences in Bridgetowne estate and the fourth tower of Sierra Valley Gardens in Cainta, Rizal.

Cebu continues to be the biggest real estate location outside Metro Manila. The demand continues to increase, with the take-up for upscale residential development increasing from six percent in 2020 to 24 percent in 2021.
