AboitizLand launches new residential project

The active Filipino international market, which is the primary potential buyers of residential real estate properties, has prompted AboitizLand to create an interactive online marketing facility to capture the Cebuanos, and other Visayan-speaking individuals residing and working in other parts of the world.

Through its latest residential project and first development in the Southern part of Cebu called Kishanta in Talisay City, AboitizLand is going to maximize the use of technology as one of the effective tools to attract the Filipino international market, significantly the Overseas Filipino Workers (OFWs).

After spending over P500 million to develop an integrated, upscale residential facility in the northern part of Cebu specifically Talamban two years ago, the company is now spending another half a billion pesos to create a 15-hectare upper middle class residential project on the hills of Lagtang, Talisay City.

"Kishanta, is our first big investment in the Southern part of Cebu. For the last then years, we have strengthened our presence in Northern Cebu where all our eight projects are located. Our teams have been looking for properties in the south, following a direction that we are taking because of a strong need expressed by many Cebuanos for an AboitizLand residential village in the area," said AboitizLand president and chief operating officer (COO) Andoni F. Aboitiz, during the media launch of Kishanta.

Although, Kishanta is also targeted for working professionals, who are seeking quality residential projects, Aboitiz said the company will also be taking advantage the stronger property buying interest of the International Pinoys, especially Cebuanos, and those coming from other parts of the Visayas and Mindanao.

"We are looking at introducing more programs, to serve them [International Pinoys] better and make it convenient for them buy properties even if they are outside the country," Aboitiz said.

Part of the plan, is to introduce blogs, and webcast developed by AboitizLand to capture the heart of Filipinos, and providing them a channel to know the latest especially in Cebu, and do online negotiation, among others.

AboitizLand vice president Gladys Ceniza said the advent of technology has introduced another venue for marketing a Cebu-based residential project and bring it to the worldwide market.

Now, she said, one does not have to spend money and be physically present in one area, our one country, to make a sales blitz, as technology, like the Internet will do it, and is more effective.

Kishanta, will be offering a total of 380 lots, about a quarter of which will be offered as house and lot package. The price for the lots, which average about 250 to 280 square meters per cut, is pegged at over a million pesos, depending on the location.

Significantly, Aboitiz said Kishanta will also be launching innovations in financing to make investment so much within reach for many.

"We have partnered with six banks which are offering very low interest rates and for terms up t 10 or even 15 years. We are also introducing for the first time, options to make equity or down payments lighter than the usual. Some can even opt for our in-house investment option with zero down -payment," he added.
