Century Properties redefines affordable living

Phirst Park Homes Tanza

MANILA, Philippines -  Upscale real estate developer Century Properties has made its foray into the affordable housing market, as it launched a 26-hectare house and lot project in Tanza, Cavite.

Over the weekend, Century Properties introduced PHirst Park Homes Tanza, its first affordable housing project which caters to different types of first-time homebuyers.

“Buying a first home is really a major decision, so that’s why we put together a concept, a masterplan and a brand, PHirst Park Homes, that is truly special,” PHirst Park Homes president Ricky Celis said.

The project, which will offer 2,877 units, targets three main markets of first-time homebuyers, particularly single mothers, individuals supporting their families and OFW families.

PHirst Park Homes vice president for marketing and sales Loren Sales said that almost 50 percent of the first phase, which comprises 1,039 units, has already been taken up by the market as of its launch last Saturday. This translates to around 450 units.

Sales said around 38 percent of the projects sales is from OFW families.

“We have buyers coming from Manila, buyers coming from Makati, Pero most of the buyers are really local, meaning ang residence nila is Cavite, pero yung mga asawa nagtratrabaho abroad,” she said.

Price points of the project range from P1.1 million to P2.2 million. The company expects to generate around P1.4 billion from the sales of Phase 1 units alone, while it projects to earn around P4.5 billion from sales of the entire project.

The residential development offers two types of house and lot packages particularly the townhouse (40 sqm floor area, 44 sqm lot area) and the single- attached units (54 sqm floor area, 88 sqm lot area).

With the Cavite area already offering tons of housing projects across its different municipalities, Celis noted the project seeks to give residents a better value for money.

“PHirst Park Homes is redefining affordable living by offering more value above industry standards, and we are doing so at very competitive prices,”Celis said.

“After devoting many months to meticulous planning, we are happy and excited to introduce this project to hardworking Filipinos here and overseas who dream of owning beautifully designed homes for their families. This maiden venture of Century into the first-home market seeks to raise the bar in the category, following its tradition and DNA of innovation,” he added.

In line with offering superior value compared to other projects in the market, Sales noted the PHirst Park Homes brand is centered on the 4Cs, specifically complete, conceptive, connected and convenient.

“Townhouse and single attached units at PHirst Park Homes feature a move-in ready concept, in which homes are delivered “complete” with a perimeter fence and gate, finished ceiling, flooring and bathrooms,” PHirst Park Homes said.

It added provisions for future space expansions, as well as space for garden or a carport, are included in the package.

The company said it also offers “conceptive” amenities that go beyond the basics. 

An example of this is the Central Amenity Park,  which offers a clubhouse with function rooms, a multi-purpose hall and a videoke room, swimming pool and kiddie pool with deck pavilion and a water play area .

Also, the project offers outdoor amenities such as a basketball court, open air cinema, picnic lawn and skate park.

“The community will be “connected” to life’s essentials through WiFi zones with reliable internet service and a shuttle system that will take residents to the nearest transport hub,” PHirst Park Homes said.

In addition, the Tanza project will have 24/7 security including a guard house, a high reinforced concrete perimeter fence and CCTV cameras and monitoring system, in order to assure the security of its residents.

With all the complete, conceptive and connected features of the project, Celis noted that PHirst Park Homes Tanza offers residents a “convenient” experience.

“It is a first home that will also serve as a legacy home to our buyers. It is a home you can be truly proud of, a testament to all your hard work and achievements. It is a home that will nurture family bonds and create special moments,” Celis said. 

Development of the 26-hectare Tanza project is set to go full-blast in the next three to four months, while completion of the first phase will happen in about a year’s time, according to Sales.

She said the company expects to completely sell out units in the 10-hectare phase one of the project within the next few months.

“Hopefully, if things go well, we’ll be able to sell it in two to three months time,” she said.

She added when Phase 1 achieves 70 percent sold status, the company will begin the development of the second phase of the project. The  affordable housing project will be developed in three phases. 

Moreover, the company official noted  PHirst Park Homes is looking at expanding its portfolio.

“We’re forecasting to expand soon in the south areas and some areas in Bulacan,” Sales said.

Possible locations of future projects include Pampanga, Batangas and Laguna.

“We’re still planning to expand in Cavite also,” she added.

Tanza Properties One, a subsidiary of Century Limitless Corp., is the owner and developer of PHirst Park Homes Tanza.

The Tanza residential development is the first project under the PHirst Park Homes brand, which is a partnership between Century Properties and Japan’s Mitsubishi Corp.
