Avida cashes in on Metro Manila’s new boomtown
MANILA, Philippines - The Southern Manila West Growth Area, comprised of parts of Las Pinas and Muntinlupa on the west section of the South Luzon Expressway (SLEX), is predicted to be the new boomtown by 2019.
According to an independent study conducted by research firm Cuervo Far East, property values of high-end residential lots in the Southern Manila West Growth Area may soar to around P100,000 per square meter in the next four years.
The Cuervo study cited the new road networks, as well as various projects being developed by major developers in southern Metro Manila as some of the reasons why land values have steadily appreciated in the area. Another reason for the appreciation in land values is that southern Manila is relatively at low risk of flooding and landslides.
Avida Land, an Ayala Land company, is already developing one of the biggest projects in the area with South Park District, the company’s large-scale, master-planned, mixed-use development in its continuing expansion in the South.
South Park District is a sprawling 6.6-hectare multiphase development to rise along the National Road in Alabang, Muntinlupa. True to its concept, South Park District combines the enticing appeal of modern, big city convenience and the irresistible lure of suburban quietude.
Featuring a mix of residential condos, a regional mall, and office buildings anchored by a central park, South Park District is a fitting addition to Ayala Land’s roster of developments in the area. Many plans for this project include Avida Towers Altura, South Park District’s maiden residential condo offering. Comprised of 433 units ranging from studio to one- and two-bedroom units with price range between P1.9 million to P6.2 million, Avida Towers Altura’s first tower will be topped off on December this year. Six more residential towers will be built over the District’s 10-year development plan.
At South Park District, residential components intertwine with leisure and business prospects. This coming June, South Park District’s Central Park, which includes an interim retail area, will be opened to the public. Set to open in fourth quarter of 2016 is South Park Mall by Ayala Malls that will house a supermarket and department store, among other shops and establishments. At around the same time, South Park Corporate Center, a BPO building expected to generate 12,000 jobs will have been completed.
More than a venue for lifestyle and business options, South Park Mall will have its own public transport terminal, a dedicated taxi bay and lay-by area for public utility buses and jeepneys, covered walkways and waiting areas for the convenience of the new multi-billion-peso mixed-use community’s homeowners, visitors, mall patrons and BPO workers.
