MANILA, Philippines - What makes a truly modern home?

Top developer Century Properties answers the question with its latest offering in horizontal development: a home that is aesthetically and essentially functional, sustainable in design, and above all, stylishly attuned to the lifestyle constraints of the times.

Conceptualized by Century with the architectural firm Asya Design Partners, a member of the US Green Building Council, environment-friendly principles are incorporated into every home that takes its inspiration from the minimalist vacation homes of Florida.

Named after the key cities of the “sunshine state” is the Moderno home collection: the 52-sqm 2-BR duplex unit Orlando; the 75-sqm 3-BR Miami; the 95-sqm 4-BR Daytona; and the 105-sqm 3-BR Lauderdale.

Antonio added: “We are building a green home not just because it is a trend, but because it is essential to our lifestyle today. As we face economic challenges, it is but only wise to conserve resources that will, at the same time, allow us to contribute in protecting our environment.”

Moderno homes take advantage of light and wind flow through its strategically located windows. This optimized structure produces the best natural ventilation, good indoor air quality, and sufficient illumination, thus reducing electricity consumption.

The use of dimmer switches also contributes to saving energy while simultaneously creating the perfect ambience for every occasion. Electrical outlets and switches are sealed to avoid air infiltration.

The community’s common areas will include rainwater-harvesting features that use collected rainwater and runoffs to recharge underground water supplies. Moderno’s green landscaping will also utilize drip irrigation. This system applies water to the plant root at the same rate that the soil can absorb it, thus reducing excessive water use.

Bathrooms and kitchens in each Moderno home have high-efficiency, dual-flush toilets and low-flow showerheads and faucets to minimize wastage. 

Sustainable building materials

The homes are built using either natural or synthetic materials that have minimal or no harmful impact on human health and the environment.

Every Moderno home uses a light-colored insulated roofing system which allows for more efficient cooling by reflecting the summer sun. Anti-mold and mildew tiles are used on the first floors and bathrooms, while renewable bamboo tiles are used on the second floor of every home. Kitchens will also be equipped with cabinets made from renewable materials.
