Mapsys to revolutionize RP real estate

MANILA, Philippines - The first fully automated mapping system — the Chamber of Real Estate and Builders’ Association’s Land (CREBALAND) Mapsys - can revolutionize the Philippines’ real estate sector, hasten property development by cutting red tape and boost the economy.

The service benefits all industries anchored to real estate, from the private sector, buyers, sellers, developers, contractors., brokers and agents to builders, by determining the true features of the lot parcel, the profile of the town or city where it is situated, all in a single package.

The most common problem in land transactions is locating a parcel offered for sale as loan collateral. Not every lot is situated where it is described. It is difficult and time-consuming to determine the true value of the land and the locality where it is situated.

Sometimes, properties are located many towns away from where they are supposed to be. They can even be in the middle of the sea or they may not exist at all. In the same way, they may be on top or near fault lines, on an over 18-degree slope unproductive for agriculture, irregular in shape, with rugged terrain, far from roads, requiring bigger development costs.

Land intended for commercial purposes, such as subdivisions, ecozones and golf courses must have drainage outlets just as agricultural lands require bodies of water for irrigation.  Amenities such as schools, hospitals, churches, banks and markets also reflect how progressive or not the city or town is.  How near or far the lot is from the airport and ecozones, the availability of light and water are factors that determine the suitability of the land for the projects intended.

CREBALAND Mapsys addresses these issues instantly, enabling members of the real estate industry to download a detailed map in their own Personal Computers within minutes after entering the parcel’s technical descriptions from a title, survey plan or any other source documents.

Mapsys generates information-packed Lot Plan and GIS Vicinity Map for any given parcel anywhere in the country, complete with multi-layers of geographic, geophysical, spatial, economic and technical information necessary for professional land valuation and appraisal.

Specifically, Mapsys uses official parcellary survey control points of the Lands Management Bureau (LMB), commonly known as tie points. Thus, users are assured of the accuracy of the relative geographic position and configuration of the parcel as depicted in the map.

The Mapsys output comes with an Error Report that presents the parcel’s technical defects, if any, that may be detected by the system, alerting users to possible issues that may impact on the ownership claim and affect the parcel’s value, saving much time, effort and cost.

The Mapsys service is available on subscription basis or on retail (pay-as-you-order, through the connected internet payment gateways). The subscription entitles users to discounts on the mapping fees plus access to Mapsys’ more advanced functionalities.
