New Avida project anticipates brisk growth and improved access to Dasmarinas, Cavite

MANILA, Philippines - Just a year after launching its third project in the Bacoor-Dasmarinas residential corridor of Cavite, Avida Land recently launched its fourth subdivision in this booming suburb of Metro Manila.

Avida Residences Dasmarinas, the latest Avida project in the area, confirms the firm’s reputation as the developer preferred by buyers seeking homes south of Manila. The subdivision offers homes with floor areas ranging from 50 sqm. to 80 sqm. built on lot areas ranging from 100 sqm. to 140 sqm. Suitably priced for the middle market with house-and-lot packages ranging from P2.1 to P3 million, Avida Residences Dasmariñas is expected to sell as briskly as its predecessors.

The first subdivision set up by the company in the area was Avida Residences Sta. Catalina which launched over 1,500 homes from 33 sqm. to 97 sqm. in 2003 and now only has a few lots unsold.

Avida Village Sta. Cecilia then followed in 2004. Three kilometers away from the Sta. Catalina development, Sta. Cecilia’s starter homes ranging from 33 sqm. to 50 sqm. and with price ranges of P1.5 to P2.1 million were quickly taken up. Avida Settings Cavite was next launched in 2007 targeting homeowners seeking innovation and an enhanced living experience. Its houses are from 80 sqm. to 194 sqm. House-and-lot packages start at P2.8 million.

But whichever of the projects they purchased, Avida clients all appreciate the accessibility of their homes to public transportation. A shuttle ferries Sta. Catalina homeowners from their homes to Paliparan Road, the main thoroughfare where other shuttles pick up passengers heading for Makati and Manila and where jeepneys also ply. The same shuttle system will soon be set up within Avida Settings Cavite where homeowners have moved into its first phase.

The attractions of Avida Residences Dasmarinas and the other Avida developments will be heightened even further with the expected completion of the Manila-Cavite Toll Expressway or Coastal Road up to Kawit and Noveleta by mid-2011.

Even more enticing is the proposed extension of the LRT Line 1 South Extension Project, which according to the Light Rail Transit website (www.lrta.gov.ph) will be implemented through a Public Private Partnership Scheme. The project will bring the LRT all the way to Imus which could shorten commute time from Dasmarinas, Cavite to Makati to an hour or so, explain transport experts.

“Many of our buyers consider moving into an Avida subdivision as a step up,” according to Pol Tanco, project development head of Avida. “We assist them further by offering flexible pricing schemes to suit every need. The message we want to communicate is: It is possible to actually own your dream home.”
