The legalities of real estate transactions

MANILA, Philippines - Anyone who intends to acquire, lease, mortgage a piece of real estate or who intends to go into any real estate business should be aware of the importance of knowing the different legal aspects of a real estate transaction. This will prevent being swindled or victimized by unscrupulous operators and in other cases avoid misunderstandings that may result to expensive and time consuming judicial court proceedings.

In this regard, Urban Institute of Real Estate will conduct a lecture on “Legal Aspect of Sale, Mortgage, and Lease with Documentation and registration” on November 25, 1:30 to 6 p.m. at the Maximo Function Room, Max’s Restaurant Glorietta, G2 Park, Theater Drive, Ayala Center, Makati City. Lawyer-professor Rex Enrico DV. Cruz III will be the lecturer.

This topic covers contract of sale, options, earnest money, characteristics of mortgages, kinds of mortgages, mortgage without marital consent, foreclosure, redemption, assignment of lease and sublease, issues on improvements introduced by the lessee, sale of leased properties, rent control law, important provisions for contract of agency, sale, lease and mortgage and others, sample of legal forms, importance of notarization and registration, adverse claims, notice of lis pendens, and registration requirements and other important topics.
