DMCI Homes’ project development manager Patty Porto says, “DMCI Homes is known really for its medium-rise developments mainly because our expertise is in providing medium-density projects. We’ve noticed that medium-rise developments are more appealing for growing families or early nesters since you have young kids looking for wider spaces and amenity areas, which we are able to provide in a medium-rise development. It also depends on the area and the market, which we try to serve. We try to fit what kind of development will work best for them.”
Most of the developments of DMCI Homes are in its Township Central in Taguig City, as well as in Quezon City, Pasig and Mandaluyong.
DMCI Homes’ director for business development Rey Salazar explains that the residential market is focused in hubs. For its developments in the south of Metro Manila, he says they were considering Las Piñas and Muntinlupa.
Salazar believes there is a market demand south of Metro Manila for the developments DMCI Homes offers elsewhere. Initially, DMCI Homes was looking for an appropriate property within the Muntinlupa area. Premium realty developments there would mean a demand for mid-priced housing projects.
“If you look at Muntinlupa, you would find a very high-end market in the Alabang district,” he says. “Nobody else offers the kind of developments that we produce. There are no medium-rise developments in the area. All you can find are subdivisions and high-rise condominiums that cost around P5 million and above.”
