Setting the Trend at Joya

The design and marketing strategies for modern high-rise residential developments have taken a turn with the introduction of Joya Towers & Lofts and the phenomenal launch of its residential loft-type units. Real estate development companies were quick to notice this new innovation and have decided to follow the lead of Joya developer Rockwell Land Corp.

Joya Towers & Lofts is a combination of bi-level lofts and twin towers, consisting of 926 residential units.

"We introduced the concept of the Loft in January 2004 and within weeks, all residential loft-type units were sold," said Rockwell sales and marketing vice president Val Soliven.

To date, Joya Towers & Loft is 92 percent sold.

It was the novelty of the Loft concept that created waves in the real estate industry and had the market clamoring to own a Loft unit at Joya.

Lofts are living spaces with high ceilings, large windows and open floor plans. These are comparable to Asian shop houses, which provide work or living areas at the lower level and the bedroom on the mezzanine. The concept is a refreshing idea that combines open spaces with good ventilation and maximum utilization of natural lighting.

Soliven added, "Some viewed the Joya Loft as a status symbol or a must-have novelty or a new toy. To others, owning a Joya Loft is the ultimate in freedom of expression because it allows you to make your personal statement by embellishing your signature in your own piece of canvas."

The Lofts are just half of the story.

Joya comes with twin towers that house studio-type and one, two, and three-bedroom residential units, special penthouse level Sky Lofts, outdoor swimming pools in a tropical landscape setting at the podium level, a club room with a commanding view of the pool, a games and billiards room, a two-story gym and fitness center, and badminton and multi-purpose courts, Sky Lounges atop each tower that offer spectacular views of the metro, and more.

The residential development also comes with a ground level retail row reminiscent of the avenues of Paris with its quaint coffee shops and lovely San Francisco townhouse rows dotted with boutiques shops.

Said Soliven, "Rockwell is currently negotiating with the future tenants of the retail row of Joya, which will include boutique shops, gourmet restaurants, and coffee shops, among others."
