Convenience and space

-
A space to mediate or just gaze at the stars are among the uncommon attractions offered by Aeropolis New Manila, a 1.2-hectare multi-tower residential condominium development of Laguna Properties Holdings Inc. (LPHI) in Quezon City.

A few minutes drive from the Greenhills and Cubao shopping centers and walking distance to the Edsa MRT line, Aeropolis New Manila not only offers location as an advantage but also space within the complex and in the individual units. It is LPHI’s newest condominium project following its successful entry last year into the mid-rise condominium market with the launch of One Aeropolis in Sucat, Parañaque.

At least 60 percent of the project’s land area is devoted to open space – way above the 30 percent open space required by law, according to Project Manager Chris Maglanoc. Common area amenities were designed by E.A. Aurelio and ADI Limited, landscape architects with projects in the Asian region as well as Toronto and Dubai.
Suburban Living
Landscaping at the third-storey podium will make residents feel they are residing in the suburbs, says landscape architect Efren Aurelio. To create the suburban atmosphere, Aurelio created a footpath in the podium of the complex where residents can jog and enjoy the greenery. The space also includes sitting nooks enhanced by plants and architectural elements. It is creative use of space inspired by other developments in Hong Kong and Singapore where Aurelio honed his craft in landscape architecture.

"If you are tired from work, the podium is where you can sit down, relax and just hang loose," suggests Aurelio.

On another corner of the property on the ground level is the main activity area where the infinity edge swimming pool and plants create an oasis. A place for active play, the area also has a multipurpose hall and children’s playground. All designs, according to Maglanoc, have also been vetted by fengshui expert Joseph Chow.

Shying away from vibrant floral plants, Aeropolis’s landscape will focus on greenery of varying textures with flowers serving only as accents. "Greens provide a more restful, calming effect for urbanites," explains the landscape architect.

Value for money
Priced at about P1 million for the studio and P2.4 to 2.7 million for the two-bedroom units, Aeropolis New Manila residences offer a value-for-money proposition for professionals, businessmen, overseas workers, and singles, with its strategic location and environment-friendly features. Two adjacent studios can be merged as a two-bedroom unit.

Like other LPHI developments, Aeropolis will also be distinguished by the fact that its amenities will be maintained by Ayala Property Management Corporation (APMC), which has a long track record in maintaining residential condominiums and other properties. APMC will assure the constant delivery of water and ensure round-the-clock security.

In the future, the two towers near Bonny Serrano Avenue, will have commercial spaces on the ground level allocated for banks, Laundromats, beauty parlors, and convenience stores for the resident’s needs.

With Aeropolis, LPHI redefines condo living. "We want to show that the benefits of living in a condo at the heart of the city can also be merged with the benefits of having the space offered by the suburbs," Maglanoc says.
