Following the warm market reception of residential lots within smaller, distinct communities, property giant Ayala Land Inc. (ALI) intends to develop the market for this category more fully in other locations.
Bolstered by the positive feedback of residential enclaves like Tamarind Cove within the established Ayala Alabang in Muntinlupa, the company is looking into developing more intimate neighborhoods for specific markets.
Tamarind Cove at Ayala Alabang for instance, is a 21-lot community with lot sizes from 470 to 775 sq.m. While it is still part of the flagship development of Ayala Land in Muntinlupa, this last phase of the subdivision has a character all its own. It is laid out around a cul-de-sac and includes amenities like a series of gardens and a walkaway through the neighborhood that doubles as a 400-meter jogging track. It is earmarked for growing families with an active lifestyle.
Ayala Land vice-president Bobby Dy explains that the company is looking closely into these types of developments. "We realize that whatever their profile, a good number of homeowners seek to live in cozier communities that allow them to develop a relationship with their neigbhors," he said.
At Tamarind Cove, lots are oriented to face one another to encourage interaction among neighbors. Moreover, the common areas which consist of a childrens playground, an open lawn for active sports as well as tropical gardens were intended to be centers where residents could catch up with one another.
Nevertheless, Dy points out that Ayala Land also balances the residents desire for community with his wish to enjoy some privacy. Tamarind Cove lot cuts from 470 to 775 sqm. afford lot owners plenty of room within their private abodes.
In other Ayala Land communities, the company has targeted other markets such as early nesters. Thus, in Kids Grove at Westgrove Heights, emphasis was placed on a large swimming pool with unique water amenities. "As we cover other locations within and accessible to Metro Manila, we will continue designing residential communities that meet the needs and aspirations of our customers and their families," Dy said.
According to the Ayala Land website at www.ayalaland.-com.ph, a few lots remain available at Tamarind Cove. Its location within the bustling Ayala Alabang community has definitely pushed its sales, notes Dy.
