New road improves access to metro communities in South

The opening of a new diversion road from Southern Metro Manila to the Greater Cavite area is expected to further boost the phenomenal sales of Sta. Catalina Village, a 41-hectare residential project by Laguna Properties Holdings Inc. (LPHI).
Opened to the public last December, the three-kilometer Daang Hari Road significantly cuts travel time from Sta. Catalina Village and other communities along the Zapote-Molino (Paliparan) Road to the Ayala Alabang community developed by LPHIs parent company Ayala Land, Inc.
A national road, the four-lane Daang Hari route begins at the Alabang-Zapote Road, hugs the perimeter of Ayala Alabang and cuts through to the Zapote-Molino area. It shortens travel time from the LPHI project to the Alabang Town Center to about 15 minutes or less and is expected to further boost the attractions of this growing community favored by mid-income families.
Sta. Catalina is one of the fastest-growing real estate developments in the South primarily because of its proximity to Makati and Manila. In the last 17 months, over 800 house-and-lot packages were sold to professionals, executives, overseas contract workers and entrepreneurs. Over 140 houses in phase one of the project are now under construction with an additional 23 already completed. They will be turned over to buyers as scheduled in the second quarter of 2004.
According to LPHI vice-president Steve Dy, Sta. Catalina homes which range from P900,000 to P2.5 million likewise represent superior values to homeowners. The homes make use of a tested European system that allows space optimization in conjunction with maximum structural strength. The TEX system makes use of modular parts that are fabricated in a controlled manufacturing setting and are subjected to strict quality control. "We are so confident of the system that we can give each of our homeowners a 15-year warranty against structural defects," he says.
Sta. Catalina homes provide ample room for a growing family and range from 33 to 97 sqm. Lot sizes are from 125 to 150 sqm. And thus allow for home improvements and extensions. Should a family opt to renovate their home, they can actually have specific walls disassembled and reuse most of the parts in a new configuration.
Sta. Catalina homeowners also appreciate the fact that the community offers 24-hour security, a village-owned water supply system, quality amenities with each phase enjoying its own independent water system, a basketball court and play area for the children.
