Idyllic view drives demand for newest landscape in the city

Striking views of blue skies and rolling greens in a location in the heart of Quezon City have been driving the strong demand for Ayala Hillside Estate, a high-end residential subdivision developed by Ayala Land Inc.
As in the first phase of the 22-hectare development offered in late 2002, the second phase of this scenic community was almost completely taken up on the first day it was put on the market in early August. Market reception for the third phase which was offered in November was also unexpectedly strong. The third phase is the second to the last phase of Ayala Hillside Estates.
This early, a number of buyers of the first phases of the project have already begun preparations to build their homes in the subdivision in the next few months. The desire to start home construction so soon indicates that end-users and not mere real estate speculators are buying lots in the subdivision.
This bodes well for the growth and future of the community, according to project manager Thomas Mirasol. "We expect to have our first residents living in Ayala Hillside Estates very soon. Its very exciting for us and for our customers. Were delighted to see the growth of the community and we are looking forward to helping residents enjoy this special place which we have created for them," he says.
The location and innate attractions of the project truly make it an ideal site for a home. It is within distance of the Makati and Ortigas business districts. In fact, the spires of the latter are visible from the higher lots.
Moreover, the subdivision is carved out from the old Capitol Hills Golf Course affording it great vistas. The residential areas are divided into sub-neighborhoods, each one nestled among the fairways of the new precision Capitol Hills Golf Course. Unlike the usual subdivision which is laid out in a grid, Ayala Hillside Estates residential enclaves were designed to be surrounded by the greens. Thus, lots with views of the fairways abound.
According to Vic Ahorro, head of the construction management team, this is not the usual way of developing a subdivision and only came to be in the case of Ayala Hillside Estate because the original owner of the land was a golf club.
The organization of the subdivision into independent residential enclaves also means that the sounds of nature will dominate through the area. No lots have their front to the main road. "Aside from the fact that lots are surrounded by fairways, Ayala Hillside Estates will be a very quiet and secure place to live in," Ahorro said.
