Vazbuilt’s Andrea increases marketability

Is selling real estate easy during times of crises? Lawyer Harry Paltongan, president of First Centro Inc., one of the country’s trailblazing property developers, has this to say. "Nothing is ever easy. But nothing is also impossible. All you need to have is a sound marketing program and, of course, a good product."

He should know. As president of First Centro, he was instrumental in the successful marketing of Ambassador Hills, a pocket development within Multinational Village in Parañaque. In fact, the market here was so successful, First Centro was able to sell all its nits in Ambassador Hills – 47 in all – in just three to four months time. "And this we did with just one Vazbuilt model built," Paltongan added, thus admitting that the phenomenal success of their marketing strategy was greatly abetted by the product they were selling.

"Had we not used Vazbuilt technology, however, we would have a different story to tell," Paltongan noted as he surveyed the site with Vazbuilt COO Junji Vazquiz. The residential project, a little over one hectare, chose the Andrea model from Vazbuilt’s in-house designs and designer series rendered by eminent architectural firms like Recio + Casas, Palafox & Associates and Valdez.

The Andrea, designed by noted architect Basilio Valdez, is currently the company’s top-selling design. "It is an elegantly designed two-story house with 107 sqm floor area," Vazquez explained. "It has three bedrooms and three bathrooms and a sala, dining area, kitchen and a separate maids’ room, perfect for middle income families." Going in with their site inspection, Paltongan continued, "marketing is only easy when you have an excellent product to sell. And I’m glad first Centro used the Vazbuilt housing technology because it made the selling of our houses much easier." And then he enumerated a number of advantageous attributes found in the Vazbuilt technology.

Firstly, Vazbuilt houses are known for their flexibility. Because of its unique lego-like technology, a Vazbuilt house can be easily expanded. "In fact, this was one of the features, which our buyers looked forward to," Paltongan remarked.

Also another superb quality is Vazbuilt’s durability. Whereas the top-of-the-line concrete hollow blocks can only withstand forces up to 70-1,000 psi only. Vazbuilt wall panels can easily absorb twice or even thrice as much.

In fact, in a structural test – dubbed static load earthquake test – administered to a Vazbuilt house in a mass housing project in Cavite, it was shown that the house was able to withstand forces twice that prescribed by the country’s building code. This makes the Vazbuilt house ideal for our earthquake prone country.

"Finally," Vazquez added, "our technology can construct a house with less manpower, supervision and building time than that of a house built with conventional methods." This in turn translates into lesser expenses for the developer, hence making the house more affordable. "And this is very important, especially during these hard times, when buyers are most cost-conscious," Paltongan noted.

"Therefore, with these qualities, it’s apparent why our houses were sold out in no time," Paltongan concluded. Such in First Centro’s confidence in Vazbuilt that it also tasked the country’s pioneer modular housing company for its fencing work in another development project in Cebu. And with the success of Ambassador Hills, plans are under way for Ambassador Hills 2 and 3.
