Phoenix Land launches new property project

People buy properties, especially condominiums for a myriad of reasons, these attached dwelling units are more affordable than single-family homes and more attractive for first-time or low-income buyers. Many condo complexes have swimming pools, recreation rooms, tennis courts or other amenities, and many condominiums are located in highly desirable resorts, golf course communities or vacation hot spots.

However, with all these offerings, buyers are still on the lookout for a real estate project that will give them more edge over the existing properties. And with the proliferation of condominiums in the country today, Phoenix Land Inc. (PLI) – the developer of Las Haciendas Evergreen Communities located in Laurel, Batangas – is leading the way to present another “hybrid” property project that will spell sophistication, luxury and affordability.

PLI is coming up with Casatels, a very innovative and unique concept of residences in addition to Las Haciendas’ brilliant features. A Casatel is a condotel according to available definitions. A casatel is distinct in its physical attributes — not too big but it is intimately sized.

According to PLI’s marketing manager Dennis Morada, Casatel is a brand name but with a potential to be a generic name for the unique product.

“We want to convey to our buyers the feeling of ownership that is the reason our tagline is ‘Casatels: Mi Casa, My Home.’ ‘Mi Casa’ connotes pleasure and pride in something that is not just owned but earned, it just like saying ‘It is by my accomplishments, young as I am still, that I now own this vacation house,’” Morada explains.

On the other hand, ‘My hotel’ elevates the stature further by providing the target market the pride of having an investment in the field of pleasurable business. In short, Mi Casa, My Hotel is an aspiration, a status symbol.

The Casatels will be at the Hacienda Cascada II, one of the seven haciendas in Las Haciendas Evergreen Communities.

“We believe that uniqueness and individuality are highly valued product traits for the high-end market so we want to make sure that we will meet if not exceed our market’s expectations,” Morada adds.

The various casatel models that will be launched will be sold in very limited numbers and aside from the themes, the casatels will have its own names that are familiar to the class of people who will own them.

“We plan to surprise the market with the launch of the Spanish-Mediterranean Series very soon,” Morada notes.

“The Casatel is a Blue Ocean product. It presents features and advantages not yet present in the market. It is an innovation, an improvement to the typical condotel or condominium we have around,” Morada adds

Blue Ocean strategy is about creating your own market space by addressing needs and wants previously unaddressed. Competition, thus, is made less relevant as a marketing concern. In Blue Oceans, demand is created rather than fought over.

The corner-stone of Blue Ocean Strategy is ‘value innovation’. A Blue Ocean is created when a company achieves value innovation that creates value simultaneously for both the buyer and the company.

By using the Blue Ocean strategy, Morada says the Casatel has extended Las Haciendas’ market base. Previously their products go no lower than P2 million (for a limited number of small lots) but with the casatel, they now have a more affordable P1.5 million product.
