GDC’s Edsa Central IT Center II now complete

Greenfield Development Corp.’s (GDC) Edsa Central IT Center II is finally been completed, a milestone for the new structure that is expected to expand the established commercial complex’s foray into the thriving call center/ business process outsourcing (BPO) industry. The new two-storey building, located at the lot previously occupied by a hypermart at the corner of Edsa and United street, is currently being turned over to tenants.

Leasing manager for office developments Rollie Tiongson explains that the Philippine Zone Export Authority (PEZA)-approved Edsa Central IT Center II is a major part of Greenfield Development Corp.’s master plan: "One of the things that this addition will achieve is to provide the Edsa Central community a bigger captured market, the retail component. Right now, the retail shop’s main market comes from the ones who are making use of the transportation services available. But now that the call centers and the residential project have settled here and have started operating, there’ll be a bigger captured market available within the center, and they will be serviced by Edsa Central’s various retail shops."

Tiongson adds that because it is PEZA-approved, the new structure is suited to accommodate special utility requirements, unlike regular offices in other locations: "Full back-up power, air-conditioning and telecommunication facilities are there, because IT locators have a distinct requirement for that. For providing those facilities, PEZA is providing government incentives for the IT Center II locator."

According to lease manager JJ Montinola, Edsa Central’s IT Center II is being occupied by one call center company and three popular food outlets, two of which have already confirmed to operate.

The building, situated in almost a one-hectare lot with a gross leaseable area of about 15,000 square meters, is evenly spread on two levels. It has an ideal space for a top call center/BPO company to locate their operations.

Montinola is confident that this addition will further enhance Edsa Central’s multi-faceted community and shopping ambiance. "With the increase in the number of call center/BPO employees or workers, the atmosphere of the entire Edsa Central will become more of a casual setting, when combined with the certain commercial environment we previously had. Before, our market was more of the transients, the commuters which basically provided the hectic environment or lifestyle. Now, if you mix that with the call center market, whose people are essentially more relaxed, who like to eat and shop, that could be a more pleasant shopping atmosphere. We can expect more people buying from our tenants, eating in our unique food court, as well as in our many dining outlets, and staying longer," Montinola said.
